Brisbane, QLD — Completed 2024
A family in Tarragindi with a character home they loved and a lower level that was doing nothing for them. Tight ceiling heights, no usable rooms, and a layout that was wasting the entire ground floor of the house. The instinct is always to raise the home — but that's expensive, slow, and often unnecessary.
Tomas assessed the structure and identified a better path: dig the slab down to create proper ceiling clearance, then build out the lower level from scratch. Same footprint, completely transformed floor plan — a master suite, gym, laundry, and a new staircase connecting both levels properly.
The existing slab was removed and the ground was dug down to achieve proper ceiling height throughout the lower level — no house lift required. Once the structural foundation was right, the floor plan was built from scratch around the family's needs.
A new master bedroom and ensuite gave the parents their own private level. A dedicated gym was carved out of previously dead space. A new laundry with proper storage replaced the old utility mess. A feature spiral staircase was installed to connect both levels — functional, space-efficient, and a standout design detail. New external paths and a driveway completed the project, tying the new lower-level entries into the site.
