Ballpark Figure & Phone Brief

Before booking a site visit, Tom works from a mud map or real estate photos and a quick phone discussion to give you a ballpark figure. This way we confirm the project fits your budget before either of us spend half a day walking the block.

Site Inspection & Estimate

Once the ballpark stacks up, Tom visits your property, assesses what the block and existing structure allow, and tightens up the estimate.

Concept & Drafting

We engage a draftsman to draw the approved design. You review and sign off before anything goes to council. The drawings are coordinated by us — you don't need to manage a separate designer.

Engineering & Survey

Structural engineering is completed to spec the footings, slab, beams, and roof structure. A site survey is completed if required. We co-ordinate both — they're included in your fixed price.

Building Approval

We submit your development application and handle all council correspondence. Approval timelines vary by council and project type — we advise on realistic expectations upfront and manage the process so you don't have to.

Site Preparation & Demolition

We prepare the site for construction — removing existing structures where required, setting out the new footprint, and completing any earthworks. Demolition is handled carefully to protect the parts of the home you're keeping.

Substructure & Slab

Footings are dug to engineer's specifications and the concrete slab is poured. This is the foundation everything else relies on. We don't rush this stage — it sets the quality of everything above it.

Framing, Roofing & Lock-Up

Timber framing goes up, the roof is installed, windows and external doors are set. At lock-up the new structure is weather-tight and secure — a significant milestone for any extension project.

Internal Fit-Out

Plumbing, electrical, insulation, plasterboard, tiling, cabinetry, painting, and all finishing trades are completed in sequence. Tom personally manages every inspection and every trade — you get one point of contact, not a juggling act.

Handover & Occupation Certificate

A full walk-through with Tom, defects addressed, and your occupation certificate issued. We stay available after handover — if something needs attention in the warranty period, we're a phone call away.
